Where to base your business in Istanbul: districts, coworking and virtual offices
Choosing an office in Istanbul also means choosing daily journeys, meeting convenience and how customers experience your business. An impressive address may be awkward for staff, while an inexpensive package may charge extra for every meeting room. Start with the working model: where the team lives, which side customers use and how often a physical workspace is needed.
A separate permanent office is not always the first step for a business entering Türkiye. Coworking, serviced premises and a virtual office, or sanal ofis, serve different purposes. The following considerations help create a shortlist; the actual property and contract still need to be checked individually.

Decide what the address must do
Separate four needs: a registration address, everyday workspace, customer meeting space and somewhere to store or demonstrate products. One property may cover all four, or a combination may fit better. A remote team meeting customers occasionally has different requirements from a business receiving visitors throughout the day.
Map a typical week: who attends, what meetings happen and whether private calls, filming, samples or deliveries are needed. Include growth plans. This identifies essential services and useful options. Photographs and floor area alone cannot tell you whether a space will work.
Şişli and Mecidiyeköy: check the connections
Consider Şişli and Mecidiyeköy when European-side meetings and public transport access matter. The official M2 route includes Şişli-Mecidiyeköy, Gayrettepe and Levent. Being in a district on the route does not guarantee convenient access from a particular building; check the station exit and walking route.
During a viewing, examine the visitor entrance, lifts, noise, parking and meeting room availability. The street and building may influence the experience more than the district name. Visit at the time colleagues normally arrive or customer meetings begin.
Levent and Maslak: match the address to the work
Include Levent and Maslak if your customer and partner network makes this business corridor relevant. Compare actual properties and formats: conventional premises, a serviced office or shared workspace. An address cannot compensate for an unsuitable layout, insufficient meeting rooms or operating restrictions.
Ask which services the regular payment includes: maintenance, internet, cleaning, access, meeting rooms and guests. In a controlled-access building, clarify visitor registration. For frequent meetings, the difference between having a room and being able to book it when needed is significant.
Kadıköy, Kozyatağı and Ataşehir: evaluate Asian-side journeys
These areas deserve consideration when the team or most customers are based on the Asian side. Do not choose a European-side address solely because of an assumed definition of the centre. Cross-city journeys affect scheduling, so compare actual travel patterns rather than distance on a map.
There is no universal office format for these areas either. Check proximity to relevant customers, the ability to work quietly, surrounding facilities and meeting space. For a hybrid team, a convenient regular meeting point may matter more than maintaining mostly empty desks.
Understand sanal ofis
A virtual office generally concerns an address and administrative support rather than a permanently dedicated private room. Workinton, for example, describes address and correspondence services with additional facilities depending on the package. Translate the product name into an exact list of entitlements.
Ask how letters and notifications are received, who tells you about deliveries, how documents are stored and how they reach you. Check meeting hours, booking, guests and extra charges separately. A virtual address should not be treated as automatic resolution of company registration, banking or immigration questions; these are distinct processes.
Check the arrangement with your accountant and operator
Before signing, establish whether the address fits your activity, which documents are needed and how address checks are handled. Türkiye’s tax administration uses yoklama to establish business-related facts; discuss the specific requirements for your company with your accountant. An operator’s advertisement should not be the only basis for the decision.
Review duration, renewal, termination, price changes, deposit, taxes and correspondence after relocation. Confirm that the location you viewed is the one covered by the agreement. Establish which services the operator delivers and which involve a separate provider and contract.
Compare total cost and customer experience
Build one comparison covering recurring charges, meeting rooms, workspace days, travel, parking, communications, one-off fees and exit conditions. A low starting price says little without the package details. Add privacy, customer convenience, call quality, light and the ability to work without disruption.
The address should fit your market communication. If visits are by appointment, explain that on the website. If delivery is mainly remote, do not create the expectation of a permanent showroom. Accurate descriptions support trust more effectively than an impressive district name alone.
